		<description>Thanks a bunch, Jim, for these great tips.  I actually use many of these ideas when showing a house for rent or sale.  For example, I schedule several people at once to view a property, so that I&#039;m not driving to and from the place many times during a given week.  Usually, I&#039;ll use that one-hour window-of-time technique, and it sure does generate a little competition.  When I&#039;ve offered a place for rent, I have found people hand me deposits right there and then to give them first dibs on the place (usually just a 24- or 48-hour window). 

Thanks too for the &#039;what is rent-to-own&#039; hand-out.  Do you mind if I use this?  I&#039;d modify it some to suit my needs.  If you don&#039;t want me to use it, I certainly won&#039;t.  

I&#039;ve been investing for 10 years now, but I&#039;ve never done a lease-option (or any subject-to stuff, for that matter), and I am trying to learn as much as possible so I can apply this in my business.  I need all the help I can get.
