I've got a tenant right now that we're renting a couple of appliances to. I should have rolled the appliance rent into the house rent - just bumped it up a few dollars - instead of charging for them separately. She always remembers the rent...but always seems to forget the appliance rent. I don't want to bother with going over to get the stuff and store it...so it becomes a point of nagging contention with us.
